Property Maintenance Supervisor or Technician

 

Responsibilities include, but are not limited to the following (depending on position level):

  • Keep buildings in good repair and ground areas and public areas in an attractive state of appearance.
  • Electrical, plumbing, appliance knowledge
  • Perform preventative maintenance and make minor repairs on buildings, electrical, plumbing, heating, ventilating, air conditioning, lawn watering systems, and mechanical equipment.
  • Report to the Property Manager any major repairs required on buildings and systems.
  • Mow, trim, and fertilize grass; prune trees and shrubbery; spray with insecticides as required; keep lawns free of litter; sweep sidewalks, parking areas, trash collection areas; and, keep trash containers in a clean and sanitary condition.
  • Take reasonable efforts to see that property complies with all state, federal, and local laws, rules, and regulations applicable to the business.
  • Maintain public areas of the housing property, such as laundry areas, halls, stairs, entrance ways, etc., in a high standard of cleanliness and appearance by sweeping, mop­ping, scrubbing, polishing, painting, etc.
  • Restore vacated apartments by painting, cleaning, etc., to a rentable condition as required.
  • Make timely minor repairs or alterations on property and equipment to assure a high functional standard.

Work Schedule: Varies, but most often Monday through Friday hours 8  AM to 5 PM  with emergency on-call duties as scheduled and rotated when possible.

Property Manager

Responsibilities include, but are not limited to the following:

•Develop, write, and implement a sales and marketing plan which effectively maximizes rental income and results in high occupancy and competitive pricing through the leasing staff and personal efforts.
•Willingness to understand, analyze, and evaluate financial statements and write reports in a clear, concise form. •Oversee, approve and prepare all lease related paperwork in an accurate and timely manner..
•Maintain thorough product knowledge of property and that of major competition through site tours/visits and telephone surveys. Prepare marketing reports as required.
•Clearly and effectively communicate with residents, other employees, vendors, and supervisors in written and verbal form.
•Achieve the highest possible net operating income through the implementation of effective cost control, revenue maximization and delinquency management program.
•Take reasonable efforts to see that property complies with all state, federal, and local laws, rules, and regulations applicable to the business.
•Maintain a high customer service standards

•A minimum of 3-5 years of property management experience with an A or B class property
•Strong leadership qualities
•Awesome positive attitude Ability to multi-task while working in a fast-paced environment
•Highly organized and very detail-oriented
•Sharp dresser

Leasing Agent

The Leasing Agent’s responsibilities include but are not limited to:

  • Greet customers, take work orders, tour property and complete lease packets.
  • Follow-up on traffic, shows units, and follow-up on expiring leases.
  • Assist to maintain money transactions and resident files for the property.
  • Maintaining a 30% closing ratio all prospects.
  • Assist building and grounds maintenance personnel in their daily tasks.
  • Assist with all office duties including most residential leasing and paperwork.

Assistant Property Manager

The Assistant Manager’s responsibilities include but are not limited to:

  • Assist to maintain vendor and resident files for the property.
  • Maintain building and grounds safety and fire prevention programs.
  • Assist building and grounds maintenance personnel in their daily tasks.
  • Assist with all office duties including most residential leasing and paperwork.
